Main Function of Role:

MEPC is a commercial real estate business established in 1946.

It is responsible for the management and development of some of the most exciting regionally dominant holdings within the UK today and is now part of the real estate group within Federated Hermes International.


To assist the Senior Asset Manager and the Commercial Director in driving financial out-performance of the NOMA, Manchester, and Wellington Place, Leeds estates’ (the Assets) business plans by a combination of:


  • Establishing and executing asset management initiatives to drive financial performance and deliverance of outstanding service levels for the Assets
  • Working closely with the Assets’ teams and with customers to retain income at risk.


What are the tasks and responsibilities of the role?

To increase the rental and capital value of the Assets by attracting new occupiers and retaining and growing existing occupiers:


Develop strong relationships with the Assets’ teams and occupiers


Liaise with the Assets’ appointed Property Managers to ensure smooth day to day operations across the Estates


Manage the letting agents and work with them and the marketing teams to devise the letting strategy, assist with viewings, prepare presentations, negotiate heads of terms and work with the solicitor to agree leases


Manage lease renewals, rent reviews, re-gears, surrenders and dilapidations negotiations with existing occupiers and appointed consultants


Work with the Senior Asset Manager, Commercial Director and the Development Manager to help devise the development and investment strategy for the Assets and, where appropriate, undertake appraisals and help with obtaining planning consent


Help devise, support, and participate in, events and one-to-one meetings with potential occupiers, the wider business community, and public sector stakeholders


Input into the quarterly valuations and annual preparation of the Business Plan for the Assets, together with transactional analysis thereof


Write investment papers recommending investment in asset management initiatives to progress the business plan


Do you have the following experience?

  • Ability to develop long term relationships with, consultants, outsourced partners, occupiers and potential occupiers
  • Expereince in property management
  • Good presentation skills
  • Excel spreadsheet skills for investment appraisals
  • Ability to write reports
  • Attention to detail on all day-to-day activity
  • Experience in dealing with all landlord and tenant matters
  • RICS qualification preferred but not essential
  • Good numeracy and literacy skills
  • Good working knowledge of MS Office, Excel, Word etc
  • Potential to develop financial modelling skills with training and development
