Main Function of Role:
MEPC is a commercial real estate business established in 1946.
It is responsible for the management and development of some of the most exciting regionally dominant holdings within the UK today and is now part of the real estate group within Federated Hermes International.
To assist the Senior Asset Manager and the Commercial Director in driving financial out-performance of the NOMA, Manchester, and Wellington Place, Leeds estates’ (the Assets) business plans by a combination of:
What are the tasks and responsibilities of the role?
To increase the rental and capital value of the Assets by attracting new occupiers and retaining and growing existing occupiers:
Develop strong relationships with the Assets’ teams and occupiers
Liaise with the Assets’ appointed Property Managers to ensure smooth day to day operations across the Estates
Manage the letting agents and work with them and the marketing teams to devise the letting strategy, assist with viewings, prepare presentations, negotiate heads of terms and work with the solicitor to agree leases
Manage lease renewals, rent reviews, re-gears, surrenders and dilapidations negotiations with existing occupiers and appointed consultants
Work with the Senior Asset Manager, Commercial Director and the Development Manager to help devise the development and investment strategy for the Assets and, where appropriate, undertake appraisals and help with obtaining planning consent
Help devise, support, and participate in, events and one-to-one meetings with potential occupiers, the wider business community, and public sector stakeholders
Input into the quarterly valuations and annual preparation of the Business Plan for the Assets, together with transactional analysis thereof
Write investment papers recommending investment in asset management initiatives to progress the business plan
