Proactive Personnel are currently recruiting for a Lettings Negotiator on behalf of a rapidly growing property development and management company that create authentic living spaces across the UK at affordable prices.

As well as providing effective building upkeep and efficient tenant care, they understand the challenges of everyday living and strive to go above and beyond in lettings and property service management.

With residential apartment blocks in Nottingham, Leicester, Rugby and Newcastle, and more developments opening in and 2024, we are seeking enthusiastic and motivated individuals to join our small, friendly teams and build upon our reputation of exceptional service delivery.

Main purpose of the role

  • Provide the right combination of marketing, sales and customer service support to source, qualify and secure prospective tenants for their buildings
  • Match property requirements, arrange and conduct viewings and negotiate the rentals
  • Work closely with the lettings and property team to progress through to move in day ensuring correct process followed
  • Work positively and proactively with the PRS team and take pride in ensuring a warm, professional and friendly service to all incoming and outgoing tenants.
  • Key duties

  • Familiarise with building layouts, apartment types and phased completion dates (where applicable)
  • Propose and implement ideas for promotion of our buildings in local area
  • Be the first point of contact for prospective tenants
  • Respond promptly and professionally to any tenancy enquiries on rental properties
  • Provide all marketing material to prospective tenants, and follow up
  • Build an understanding of a tenant’s letting requirements – area, budget, size of property, furnished/unfurnished, parking and pets
  • Book and manage appointments with prospective tenants
  • Liaise with current tenants to arrange access to apartments
  • Meet and greet prospective tenants and accompany them on viewings promoting the merits of apartments and building
  • Check property standards during viewings and highlight any anomalies to the Property Manager
  • Negotiate rentals with support from the Head of Lettings as required
  • Liaise with third parties such as reference agencies and deposit schemes.
  • Explain process and options to tenants to ensure understanding (reference, guarantor or payment in advance)
  • Prepare necessary paperwork and update portals
  • Liaise with Property Manager and Lettings Administrator re tenancy turn around dates and tenants to arrange move in dates and times
  • Maintain effective records and entries into property portals
  • Liaise with Lettings Administrator regarding issue of Tenancy Agreement
  • Ensure handover complete to Lettings Administrator prior to move-ins
  • Respond promptly to renewals and action with Administrator
  • Support the lettings and property team during busy periods, sickness and holiday
  • Provide regular updates to the Head of Lettings as required.

    5 / 40 hours per week (hours to be agreed)

    Occasional Saturday work may be required with a day off in lieu to be taken during the week immediately following the Saturday worked
