The Opportunity: Head of Property and Facilities– Purfleet, Essex/Hybrid

This is a brand new and brilliant opportunity to play an important part in our ongoing transformation journey here at Carpetright.

As our new Head of Property and Facilities, you’ll lead the way to ensure we leverage maximum value from our property estate, whilst ensuring that the associated assets and facilities are efficiently managed and maintained (proactively and reactively), in line with our legal requirements and budget.

A Snapshot of The Opportunity:

  • You will lead and develop the team to build capability and create a best-in-class function that is both forward thinking and highly structured, and professional in its approach
  • Agree and manage the required budgets (capex and opex) to support the business strategy and transformation plan to cover changes required to the property portfolio and the repairs and maintenance required.
  • You will validate and then lead the execution of the agreed property strategy, enabling the business to realise maximum value.
  • It will be your responsibility to maintain relationships and networks with agents, brokers, and businesses to source and build a pipeline of potential property acquisitions
  • You’ll manage the existing property portfolio– including all maintenance and renewals
  • You will support the Operations Director in the development of business cases for rent reviews, disposals, and acquisitions
  • Collaboration with relevant third parties is key to ensuring the timely and efficient execution of agreed property portfolio plans, including rent reviews, disposals, and acquisitions, from negotiation through to contract signing
  • In collaboration with the Operations Director, maximise concession opportunities, support negotiations and the development of contracts
  • Deliver a high-quality, cost-effective, and professional, proactive, and reactive maintenance service programme in line with the business requirements
  • You will manage and oversee store openings/closures from a facilities perspective ensuring the installation/removal of store fixtures and fittings as required
  • You’ll oversee the management of centrally based facilities i.e., the restaurant, car park, post room, stationery, desks, and reception ensuring that all our fantastic colleagues receive a timely, supportive, and efficient service
  • Engage with the group sustainability agenda, ensuring that property, repairs, and maintenance plays its part in achieving the company sustainability goals

About You:

  • You will demonstrate significant experience at senior management level across all functionalities within property, R&M, and facilities within a multi-site retail environment at scale.
  • Solid experience leading, motivating and developing cross functional teams is also essential to your success
  • Complete understanding of CDM regulations coupled with substantial contract negotiation experience
  • Degree in a relevant discipline from a Russell group university is preferred/or professional qualification in a technical discipline OR substantial experience in a similar management role.
  • Chartered (MRICS) would be desirable
  • Strong management capability, with the ability to take charge, accept responsibility, set the pace, and make decisions.
  • You’ll be completely comfortable working in a people and performance-orientated business where culture and values are key to achieving financial performance
  • There’s no question, you’ll be Customer Obsessed – always putting the customer first and thinking from their perspective
  • Results driven; committed to delivering initiatives on time and to budget and hitting target numbers. Clear in direction, and unrelenting in execution
  • Strong commercial nous, with the ability to spot, create, and exploit opportunities
  • Data driven decision making capability; able to collect and using data to guide actions is key
